Why? For most “home” insurance policies there are three parties involved. You, your insurance company, and your contractor. In a condominium claim you ALSO have your condo association, their insurance company and their contractor involved in the settlement process.

Many Condominium Association policies include some coverage for unit owners – but coverages vary widely and may have deductibles of $10,000 or more. As the “Policy Holder” THEY decide if they’ll file a claim on your behalf or not. The association also has the power to “assess” unit owners for damage after an incident such as a fire or storm. To top it off – the association coverage can change any time.
